SantAlberto is a stunning property set in the heart of the Tuscan countryside, surrounded by rolling hills and majestic cypress trees, creating a peaceful and relaxing atmosphere. Located along the historic Via Francigena, which connects Canterbury to Rome, the villa is fully enclosed, ensuring privacy and tranquility. The fenced pool offers a perfect setting to relax and enjoy the magnificent surrounding landscape. Owners grow, legumes and officinal plants that we transform and sell in our little shop, on the farm. The house is suitable for small groups or families, sleeping up to 12 people.

Interiors
The villa is arranged over two levels and offers spacious, well-organised interiors, ideal for hosting families or groups while ensuring comfort and privacy.

Ground Floor
The ground floor welcomes guests with generous and convivial living spaces. The dining room features a fireplace and a large dining table seating up to 12 guests, creating a warm and inviting atmosphere for shared meals.
The first kitchen and living area is fully equipped and includes a comfortable sofa. This space opens directly onto the garden and is fitted with a ceiling fan, making it perfect for both everyday living and relaxing moments.
A second kitchen and living room offers a cosy setting with a fireplace, sofa and dining table for up to 6 guests, while a third kitchen and dining area provides additional flexibility, featuring a stovetop, dining table for 4 people and direct access to the garden.
The ground floor also hosts 4 double bedrooms, each with its own en-suite bathroom. Several bedrooms feature a charming loft area and direct access to the garden, allowing guests to enjoy outdoor spaces with ease. A guest bathroom is also available on this level.

First Floor
The upper floor houses the night area and additional independent living spaces. Here guests will find a double bedroom with en-suite bathroom, as well as a kitchen and living area equipped with a traditional wood-burning cookstove and a dining table for 4 people, ideal for a more intimate setting.
On this floor there is also a second double bedroom with en-suite bathroom, featuring a bathtub, offering a relaxing and private retreat.

Outdoor

The villa is an ideal retreat for families or groups of friends, featuring interconnected apartments that combine privacy with shared comfort. Surrounded by the stunning Val d’Orcia landscape, the property offers multiple outdoor spaces designed for relaxation and al fresco dining.
The villa is set in a flat garden with breathtaking views of the rolling hills, which come to life in spring with vibrant wheat fields. Next to the pool, a dining area shaded by a wooden pergola provides the perfect spot for outdoor meals. At the front of the villa, two covered terraces are furnished with tables and chairs, ideal for enjoying breakfast or unwinding with a book.

Swimming Pool

The private swimming pool is just 10 meters from the villa, offering a peaceful and panoramic setting where guests can relax and enjoy the stunning surroundings. With ample space and beautiful views of the Val d’Orcia hills, it’s the perfect place to cool off and unwind.
The pool measures 15 meters in length, 7 meters in width, and has a depth ranging from 1 meter to 1.4 meters. Access is via a convenient metal ladder.
It is partially fenced but is equipped with comfortable sun loungers and parasols, allowing guests to enjoy the Tuscan sun in total comfort. The pool uses chlorine for water treatment.
