This charming 70 sqm loft apartment is located on the 4th floor (52 steps) of an ancient palace in the heart of Lucca’s historic centre. The city is renowned for its perfectly preserved 16th-century walls, its magnificent Cathedral and its many beautiful churches.
Interiors
4th floor: spacious living and dining area with TV, fully equipped kitchenette (oven, freezer) and sofa bed (small double bed, 140 cm). There is also a storage room with washing machine and a service bathroom.
A wooden staircase leads to an open mezzanine with a double bed and a bathroom with shower. The apartment is comfortably furnished and equipped with central heating.
Outdoor
Lucca is a city best enjoyed on foot: welcoming, elegant, and rich in history. It offers a slow, authentic rhythm away from the crowds, while still being close to Florence and Pisa. Its famous Renaissance walls, perfect for walking or cycling, enclose a beautifully preserved historic center filled with medieval streets, artisan workshops, and scenic squares such as the stunning Piazza dell’Anfiteatro. Don’t miss the Guinigi Tower, the city’s iconic landmark with its charming rooftop garden.
Lucca is also an excellent base for exploring the region. Just a few kilometers away are some of Tuscany’s most remarkable historic villas — Villa Reale, Villa Mansi, and Villa Torrigiani — surrounded by magnificent monumental gardens.

Included services:
Rental prices include one initial set of bed linen and towels, initial cleaning, gas for cooking and hot water.
Utilities & Extra Charges:
Electricity and heating are not included in the rental price. Based on previous seasons, electricity costs generally ranged from a minimum of €20 to a maximum of €100 per month, depending on usage.
Tourist tax, if applicable, is not included in the rental rate and must be paid on the spot in accordance with local regulations.
Security deposit, waste disposal & final inspection:
Upon departure, an inspection of the property will be carried out to verify that no items are missing and that there is no abnormal wear and tear on the property (e.g. broken windows, damaged furniture, burned linen). Guests are required to dispose of waste correctly, in accordance with the recycling instructions provided upon arrival. Failure to comply may result in a fine of up to €200, which will be deducted from the security deposit. Depending on the outcome of the inspection, the security deposit will be refunded.
For safety reasons, the use of the wood-fired oven and barbecue, where present, must be requested upon arrival and may be subject to restrictions in accordance with local environmental regulations.

We had an amazing stay at Elisa's place! Perfectly located in the centre of Lucca, with incredible restaurants and sights close by. The airbnb had everything we wished for, even the kitchen was really well stocked with appliances and things to cook with. It really felt like we were living in an Italian home. We thoroughly enjoyed our time in Lucca. Such a beautiful little city and definitely worth the visit. The apartment was accurately described. Although a little dated, it was comfortable and quiet, and the air conditioning did a good job keeping us cool in 38 degree heat! Overall we had a wonderful holiday and wouldn't hesitate to return.

We loved Lucca and Elisa’s La Fratta was perfect for our eleven day stay. It was a short walk to the train station which was great as we did numerous day trips from Lucca. Many restaurants within a 3-15 minute walk. Elisa has some great suggestions in her booklet. There is a restaurant across the street which we enjoyed (Gramaphone) as well as a delicious Gelati shop which we frequented often. :-). Grocery stores near by as we made a few dinners and had breakfast at the apartment most days. People in previous reviews had mentioned the amount of stairs. We did not have any issues with the walk up…both of us over the age of 65. Last thing, the bed was very comfortable and we didn’t hear any outside noise. We had great sleeps there. Thank you again Elisa!

Absolutely lovely stay here in this very spacious flat in Lucca. Elisa thought of everything, the kitchen is well stocked with anything you might need, and there was a handy Bluetooth speaker to play music. It was very peaceful, and especially nice to fall asleep to the sound of rain on the roof tiles at night. The en-suite has two sinks which was very convenient, and there is also another bathroom on the lower floor. Elisa sent through clear, concise instructions and was available via message or phone for questions or recommendations in the area. The flat is in walking distance of the train and bus stations, which made it easy to do trips to Florence and Pisa, as well as explore Lucca. There are grocery shops just a few minutes walk away, and Pisa airport under an hour by public transport. I expect it won't be our last trip to Lucca, and we'll stay here again when we're next in town.

Very nice place in the center of Lucca perfect for visiting the city, restaurants and shops. Lucca is a great central location not to touristic to travel around Tuscany. Aparement is very nice and spacious with all necessary to have a stay for a week. We will for sure like to come again. Elisa was very nice and proactive in her communication : a very good host.

La Fratta - What a wonderful apartment! Very centrally located, generous in the space, very nicely decorated. Supermarket nearby and many small cafes and pizzerias. Lucca is beautiful anyway! La Fratta - This a lovely modernised apartment in an authentically traditional building. You get to live in a building from the past with the benefit of modern heating, air con and beautiful hardwood floors. Definitely the best of both worlds. The location is about as good as it gets. Inside the walls in Lucca is not a big area and everything is within fifteen minutes max. The apartment is located in a quieter area which is great for sleep, but there are some lovely restaurants and cafes within a few hundred yards. A five-minute walk gets you to the main shopping street and amphitheatre. The apartment is on a single floor with a mezzanine bedroom. It is very spacious and bright with windows all round and a skylight. Lots of room for 4 adults, but as it is one space - not a lot of privacy. It is worth noting that the apartment is on the 4th floor of the building (which is a great benefit because it is quiet and light up there) and accessible only by a steep stair (as is everywhere in Lucca). The very trendy floating stairs and mezzanine are not really suitable for young children in my opinion (all visible in the pictures). I would highly recommend this apartment and would definitely stay again. (And Lucca is magical).
