VILLA GIAVA
Villa Giava is a charming early 20th-century Tuscan farmhouse, beautifully restored and nestled in a peaceful setting, surrounded by lush greenery and a gentle stream. The owners have carefully preserved its original architectural features, including exposed wooden beams and traditional terracotta ceilings, seamlessly blending them with contemporary design and bright, welcoming interiors.
The villa enjoys a prime location, minus than 6 km from Lucca's Renaissance walls, within easy driving distance of Tuscany's most celebrated art towns and cities, including Pisa, Florence, Pietrasanta and San Gimignano, as well as the beautiful beaches of the Versilia coast.
INTERIORS
The villa is arranged over two floors, connected by a stone staircase with 18 steps.
GROUND FLOOR
The heart of the home is a spacious and welcoming living and dining area, featuring a large dining table seating 12 guests. Designed with comfort and practicality in mind, the living spaces open directly onto the outdoor gazebo and swimming pool area, creating a seamless connection between indoor and outdoor living. This thoughtful layout makes it wonderfully easy to enjoy both the house and its beautiful garden throughout the day.
Also on the ground floor is a twin bedroom with two separate beds that cannot be joined, and a bathroom with shower.

Outdoor
The magnificent 3,000 sqm private garden, fully fenced and level, is one of Villa Giava's most delightful features. Beautifully maintained and surrounded by the peaceful Tuscan countryside, it offers plenty of space for relaxation and is ideal for families with children.
The villa's living area opens directly onto the outdoor gazebo, complete with a barbecue, perfect for leisurely lunches and dinners al fresco. From here, a few steps lead up to the private swimming pool and expansive, level garden, where children can play freely while adults unwind and enjoy the peaceful surroundings.
To the left of the swimming pool, the natural shade of a large tree provides a welcome retreat from the summer sun. At the far end of the garden, guests will discover a small private woodland, a secluded and peaceful hideaway, perfect for reading a book, enjoying an afternoon nap or simply embracing the tranquillity of nature

Swimming Pool
The private swimming pool is located on an elevated level, easily accessible via steps. Terms & Conditions
The property will be cleaned at the beginning of the rental period. Tenants are responsible for maintaining good hygienic conditions throughout the property and its accessories during their stay and for leaving the property in order at the end of the rental period.
Included services
The rental price includes one initial set of bed linen and towels, initial cleaning, hot water, electricity.
Utilities & Extra Charges
Heating is not included in the rental price and charged depending on usage.
Tourist tax, if applicable, is not included in the rental rate and must be paid on the spot in accordance with local regulations.
Security deposit, waste disposal & final inspection
Upon departure, an inspection of the property will be carried out to verify that no items are missing and that there is no abnormal wear and tear on the property (e.g. broken windows, damaged furniture, burned linen). Guests are required to dispose of waste correctly, in accordance with the recycling instructions provided upon arrival. Failure to comply may result in a fine of up to €200, which will be deducted from the security deposit. Depending on the outcome of the inspection, the security deposit will be refunded.
For safety reasons, the use of the wood-fired oven and barbecue, where present, must be requested upon arrival and may be subject to restrictions in accordance with local environmental regulations.
Late check-in is possible
A fee of €50 is required after 8 pm, and a fee of €100 is required after 10 pm. Any late arrivals must be arranged in advance.

It is a very nice beautiful house, with a large swimming pool and garden. It was also very clean. If I had to mention a downside, it is noisy upstairs in the bedrooms. Simultaneous showering in several bedrooms is also not so good. Has nothing to do with the house, but separating the waste as prescribed is also quite difficult when you are not used to it.

Elisa's place is very nice and perfect for multiple travelers. We really appreciated that each room has its own bathroom. Elisa is a great host. Villa stupenda con grande piscina e grandi spazi sia interni che esterni. 5 camere da letto ognuna con bagno in camera. Cucina con grande frigo e attrezzata per ogni necessità (lavastoviglie, forno, forno a microonde, bollitore, piano a induzione, ecc..). Possibilità di pranzare e cenare all’esterno sotto un gazebo e possibilità di fare BBQ. Lavanderia con lavatrice e asciugatrice. Siamo stati benissimo. La location è circondata da una verdissima collina. Una oasi di pace. Parcheggio privato. Host molto disponibili per ogni evenienza e consigli sulle cose da fare nei dintorni.

Wir hatten wirklich eine schöne Zeit in diesem Haus. Schon das Ankommen mit einer sehr herzlichen Begrüßung von Elisa, Espresso, einer Auswahl an Getränken, Nudeln und einem Rezept war richtig gut.
Die Zimmer sind völlig ausreichend, sehr sauber und haben ein eigenes Bad. Die umfangreich ausgestattete Küche lädt zum Kochen ein.
Der Pool ist wunderschön und das Grundstück wirklich gepflegt.

We have recently returned from a week stay at the Giava villa. We were two families consisting of l0 people in total and the villa was perfect. The holiday had been delayed for 2 years due to COVID. We would like to thank Tuscan Houses for honouring the booking over that time. The villa was very clean, tidy and had everything we could possible need for our stay. The pool and grounds were very well kept and cleaned regularly. The view around the villa was stunning and very peaceful. Elisa and the Tuscan House team were very accommodating and were always on the end of a phone if we required anything. They even recommended and booked the local restaurant for us.This is a must if you visit the Giava villa as the food was outstanding and again the setting was beautiful.
The location of the villa was perfect. We hired a car and visited Cinque Terre, Florence and Pisa.

My family and I had the best time at Villa Giava. The very well equipped vacation home is based in a very calm and quiet neighborhood (…also the neighbors were very helpful and friendly when we had trouble ordering a taxi to Lucca). Our stay was especially great because of the flawless communication with Elisa who is hosting this rental. She is very warm hearted, super nice, patient and helpful, and from the day of the booking on she was available every time I had questions and helped me with planning a great experience for my family. An extra star is the fact that the pool is entirely private, which, I figured out is quite rare in Italy. The pictures of this house definitely meet reality. We’ll definitely come back!

We loved Villa Giava! First of all, a big compliment to Elisa, the host. She was always available to help! The house has everything you need: five bedrooms, five bathrooms, a kitchen, a big yard, the possibility to sit outside and inside, air conditioning and a private swimming pool. We used the pool every day. The house is centrally located. From this place, it's easy to visit cities or go to the beach. Highly recommend this place, go visit!

These guys are just amazing! The villa is in a fantastic location with great character and the guys looking after it are just the best! The disadvantages are: cold pool water and lack of soundproofing in the house itself. But the location is just fab!

Giava - The property is located in a quiet neighborhood but just 10min away from Lucca. The house and the pool are awesome. Great AC system which is quiet and not blowing. Huge garden. We had all the time great support by the property managers.

Giava - Prachtige ligging in een rustig kader. Vriendelijke ontvangst. Alles aanwezig. Zowel op de kamers als in de keuken. Beperkte WIFI. Veel muggen en de daarbij horende muggenbeten. Maar daar kan de verhuurder uiteraard niets aan doen.

Giava - Good sized rooms and really spacious outdoor areas with plenty of places for us all to relax and eat together. We had everything we needed in a high spec villa. The location was a close drive to Lucca and Pisa and had a great Restaurant within walking distance. There was plenty or towels, plates etc and an adequate sized kitchen to prepare our meals. Slight quibbles over the amount of electric you can use within the hire cost and over the mid week cleaning (the lady spoke Italian and we didn't so we didn't get the level of cleaning we expected). Overall a great place for our family to get together, relax, swim, cook, go out for dinner and sleep comfortably. Would return again.
