Villa Le Poiane is a welcoming retreat nestled in the hills of Versilia — a contemporary villa that offers the perfect setting for an unforgettable holiday. With 5 bedrooms, including 3 with en-suite bathrooms, it accommodates up to 10 guests, ensuring generous space, comfort, and privacy for everyone. One of the villa’s most impressive features is its exclusive wellness area, complete with a lake-view infinity pool, a heated hot tub, and a sauna. Interiors
The villa is arranged over two levels, connected by a stone staircase of 18 steps.
Ground Floor
A fully equipped kitchen, an elegant dining area, and a cozy living room with a fireplace. One double bedroom with an en-suite bathroom with a shower.
Additionally, there is a master bedroom with a private bathroom accessible only from an external entrance at the back of the property—ideal for couples seeking extra privacy.
First Floor
A master suite with its own shower room, plus a double bedroom and a twin bedroom that share a bathroom with a shower. All the rooms on this level have direct access to the terrace and the garden.
Outdoor
Every detail of the villa has been carefully curated, including every corner of the garden, which offers perfect spaces for sunbathing and admiring the panoramic view of Lake Massaciuccoli. Opportunities for relaxation abound, whether in the sauna, enjoying a swim in the pool, or resting in the heated hot tub. The bar area and the pergola with comfortable sofas will be the ideal spot for apéritifs and socializing, while a dedicated area will be perfect for unforgettable lunches and dinners.

Swimming Pool
The swimming pool area is reachable through a stone staircase made of 35 steps. The swimming pool with lake view, measures about 3,5 x 8 meters and fixed depth of 1.45 mt, with a rectangular shape and a chlorine depuration. On one side of the swimming pool, there is a hot tub available all year which measure 3,5x3,5 meters.
NB: Please note that the jacuzzi can be heated upon request only during the mid and low seasons, and price is to be paid in advance (maximum temperature reached 35°)

Terms & Conditions
Included services:
The rental price includes one initial set of bed linen and towels, initial cleaning and hot water.
Utilities & Extra Charges:
Electricity and gas are not included in the rental price and will be charged separately according to the applicable rates. Based on previous seasons, electricity costs generally ranged from a minimum of €100 to a maximum of €200 per week, depending on usage.
Tourist tax, if applicable, is not included in the rental rate and must be paid on the spot in accordance with local regulations.
Jacuzzi heating:
Heating of the jacuzzi is available upon request at an additional cost and only during the low season. For operational and safety reasons, jacuzzi heating is not available during mid and high season. When activated, the maximum achievable water temperature is approximately 33–34°C.
Security deposit, waste disposal & final inspection:
Upon departure, a final inspection of the property will be carried out to verify that no items are missing and that no abnormal wear and tear has occurred (e.g. broken windows, damaged furniture, burned linen). Guests are required to dispose of waste correctly in accordance with the recycling instructions provided upon arrival. Failure to comply may result in a fine of up to €200, which will be deducted from the security deposit. The security deposit will be refunded subject to the outcome of the inspection.
For safety reasons, the use of the wood-fired oven and barbecue, where present, must be requested upon arrival and may be subject to restrictions in accordance with local environmental regulations.

Eight of us just had the most wonderful stay here! The accommodations are incredible and had everything you could possibly want. We felt completely at home. Note the driveway is very steep and there are steps up to the pool area which some might find a challenge. Staff support was excellent. Grocery and a couple of nice restaurants are about 10 mins drive away. Ideal to have a car.

The pictures to this villa simply do not do it justice. It is stunning. Absolutely beautifully decorated in the most beautiful area. You are secluded, yet a short walk to one of the most amazing restaurants- Osteria de la Terne.
There were 9 of us who stayed, and we all felt we had more than enough space.
This place is a real gem. We would love to stay again, only this time we would want to stay longer! The pool area is like no other. You will not be disappointed.
Only thing I would suggest is having a car is a must. Taxis are abit of an issue- in the way that there isn’t any! The hosts provided me with private transfer companies, however the costs are extremely high.

Truly a paradise - gorgeous home and surroundings. Makes you not want to leave the premises. Unfortunately there was a small snafu with heating for our stay but Elsa and her team were responsive and tried their best to fix the issue. I'm sure going forward it won't be something they will have to worry about, we would stay again in a heartbeat.

Serious electric problem: no air conditioning during 3 nights
Villa le Poiane is a positively gorgeous, generously-sized, and immaculate house, with amazingly landscaped property, many relaxing, sun-shaded outdoor patios with dining facilities, and a wonderful outdoor pool that all add up to tons of fun for families or groups of up to 10. Elisa & Simone, the rental representatives we worked with, were wonderful as well, providing many great local recommendations and even a local chef with whom to arrange an at-home dinner and/or cooking class, which proved to be delectable! The only things I would caution potential renters about were the steep and angled driveway with a motorized gate that was nice for security but somewhat challenging to negotiate, the steep climb to the pool area (a railing along the steps would be helpful, if less visually pleasing), and the outdoor security cameras (which I believe had microphones) for which I do not recall a notification in the online or in-house information packets. Other than those minor points of note, we all thoroughly enjoyed our stay in the villa and would stay there again or recommend it to friends. It is close to many west coast Tuscan attractions in Pisa, Viareggio, and Cinque Terre, as well as the adorable walled city of Lucca, and easily accessible to larger cities like Florence, Rome & Milan. Truly a trip that our family will never forget!

We had an amazing vacation at this beautiful villa. Everything was in perfect condition. The layout of the villa gives plenty of options for a larger group, while still feeling cozy. The outdoor areas are plenty and extremely well-kept, and the pool area (with a gorgeous view) is fantastic. The communication with Elisa and the team was smooth and friendly. The warm greeting from Simone at the check-in made us feel welcome.

Note that “hot tub” is not a hot tub but a slightly warmer version of the pool. Host had great recommendations for someone to cater a dinner in the house.

We had an absolutely wonderful vacation at Elisa’s villa. Every room is so tastefully decorated, clean, and incredibly comfortable. The bedrooms are spacious, beds felt new, the water pressure in the shower was perfect. All of the amenities you could need or hope for in the kitchen and throughout the house. The outdoor space is beautifully manicured and we enjoyed many meals on the back terrace. The pool area / jacuzzi is stunning and boasts breathtaking views where we watched the sunset. Elisa and her team were the best hosts you could imagine. They shared tons of local recommendations, were attentive to any request or question we had, connected us to an amazing chef who came to the villa for a private dinner and cooking class, and even helped us speak with a long lost relative. By far the best hosts we’ve ever had. The villa is also a perfect location for day trips to wineries, Pisa, the coast, Florence, etc. My only regret was not staying longer. Thank you for an exceptional stay!

Wij hebben een geweldig verblijf gehad. Waren met zes personen (4 volw. 2 kinderen). Daar was meer dan genoeg ruimte voor. Zowel in huis als buiten in de tuinen en bij het zwembad. Het huis is prachtig. Verzorgd. Alles was aanwezig en werkte. Het zwembad was Geweldig in combinatie met de buitenkeuken en de zitkuil. Elisa is een top host. Ze maakt een app groep met je aan en reageert op alles direct en onderneemt ook actie indien gewenst. Kortom; een echte aanrader!

One of our best and most memorable experiences. This stay was the highlight of our trip. Luxury living at its best! The house is extremely comfortable, large for our group of 9 people, has high end furnishings and is very luxurious. The house is very well designed. There are great views from the deck, the bedrooms and the pool. The pool is unbelievable. We spent a lot of time enjoying the swim, the sun and the view. The bedrooms were comfortable and it was very quiet. The kitchen was accommodating our large group. We cooked a couple of times and walked to good local restaurants the other nights. The outdoor patio was a lot of fun for early morning coffee and breakfast to late evening family dinners. The property has a great location. We were able to make quick trips to Lucca and Pisa. Everyone of the family members, kids and adults, had a great time. Thanks to the host and the property for the amazing experience. We will definitely be back here.
