In front of the house, a spacious covered porch furnished with a dining table and comfortable armchairs provides the perfect place for al fresco breakfasts, leisurely lunches or relaxing evenings surrounded by nature. Guests are also welcome to enjoy the owner's vegetable garden, where seasonal produce may be available throughout the year.

Just a short walk from the house, surrounded by greenery and olive trees, lies the beautiful private swimming pool, reserved exclusively for our guests. A peaceful oasis in the heart of the Tuscan countryside. An elegant covered lounge area, featuring comfortable sofas, an outdoor dining area and barbecue, invites you to enjoy long, relaxing days surrounded by nature.
The pool measures 9 x 4 metres, with a depth ranging from 1.20 to 1.60 metres, and features a saltwater filtration system. Pool heating is available upon request in September; however, the water temperature depends on weather conditions and cannot be guaranteed.

The property offers private parking for up to 2 cars.
Access is via a charming country lane, with the final 500 metres consisting of a narrow uphill gravel road (maximum vehicle width 2.35 metres). Because of its characteristics, this section may not be suitable for very low-clearance vehicles. The drive is well worth it, as it leads to a peaceful and secluded property surrounded by the beautiful Tuscan countryside.

Terms & Conditions
The property will be cleaned at the beginning of the rental period. Tenants are responsible for maintaining good hygienic conditions throughout the property and its accessories during their stay and for leaving the property in order at the end of the rental period.
Included services:
Rental prices include one initial set of bed linen and towels, initial cleaning, gas for cooking and hot water.
Utilities & Extra Charges:
Electricity is included in the rental price. The heating is charged based on consumption and generally it is necessary from October to April.
Tourist tax, if applicable, is not included in the rental rate and must be paid on the spot in accordance with local regulations.
If guests wish to charge an electric vehicle using the property's charging station, the electricity consumption will be charged separately based on actual usage.
Security deposit, waste disposal & final inspection:
Upon departure, an inspection of the property will be carried out to verify that no items are missing and that there is no abnormal wear and tear on the property (e.g. broken windows, damaged furniture, burned linen). Guests are required to dispose of waste correctly, in accordance with the recycling instructions provided upon arrival. Failure to comply may result in a fine of up to €200, which will be deducted from the security deposit. Depending on the outcome of the inspection, the security deposit will be refunded.
For safety reasons, the use of the wood-fired oven and barbecue, where present, must be requested upon arrival and may be subject to restrictions in accordance with local environmental regulations.
Late check-in is possible
A fee of €50 is required after 8 pm, and a fee of €100 is required after 10 pm. Any late arrivals must be arranged in advance.

Our stay was super lovely. We enjoyed the house, swimming pool and the beautiful garden including the vegetable garden. The house itself is nicely decorated and has all the latest modern technology which one requires to have a super relaxing holiday. The house was also very clean.

The location is beautiful, and the well-maintained grounds with the pool area are simply wonderful in warm weather. The house is modern, furnished to a high standard, and equipped with everything you need. The air conditioning is a real plus.
However, the access road is very narrow and tight. Unfortunately, this information is only provided two days before arrival. This can be problematic with larger vehicles — our Sprinter had to be left in a parking area at the bottom.
Anyone looking for absolute peace and quiet should be aware that the grass is often mowed in the mornings and that the cicadas from the nearby woods can be quite loud.
In addition, waste must be separated, and the bins need to be taken to the street corner according to the collection schedule and then brought back afterward.
Shops are only about 3 km away, and we can also recommend the restaurant located around 500 metres from the property.
Overall, we had a very pleasant stay and would recommend the accommodation.
