Located on a hill surrounded by olive trees, the house enjoys captivating views which are truly characteristic of Tuscany: olive groves and natural forest.
The house has been recently renovated to offer the guests a welcoming Dimora, well-appointed in comfort and style but respecting the natural environment, using low-impact environmental solutions such as a ventilated roof space, solar hot water, dual water systems and rainwater tanks, and solar panels which produce sufficient electricity to meet all of the house’s needs, including air-conditioning in the summer and heating in the winter.
Casale Bellavia is ideal for those who wish to spend a quiet and peaceful holiday in the Tuscan countryside and have easy access to the cultural and tourist attractions of the region. Lucignano, which is only 2 kilometres away, is a fascinating mediaeval village which retains its original and unique elliptical plan. Its concentrically aligned streets provide wonderful scenes and superb photo opportunities at each turn. Lucignano’s small museum has a rich array of precious and interesting objects, and you can visit the 14th century church of San Francesco which has frescoes by Bartolo di Fredi. Additionally, Lucignano is also located close to major roads and public transport providing easy access to some of the most important art cities in central Italy
Interiors
The house is set on two levels.
Ground Floor
On the ground floor there are a large open area consisting of a living room with open fireplace, dining room and fully-equipped kitchen with dishwasher, electric oven, microwave oven, coffee maker and toaster. From the French doors is possible to reach the large portico located just adjacent to the kitchen providing an outdoor dining area. On this floor there are also a double bedroom with ensuite bathroom with a disabled-access shower and a twin bedroom with ensuite bathroom with shower. From the kitchen through a French door, you can find an external laundry room.
First Floor
Through an internal stone staircase, you will find the sleeping area where there is a double bedroom with Jacuzzi bathtub, two twin bedrooms both with ensuite bathroom with shower and a double bedroom and a bathroom with shower. The sleeping area is accessible also from outside.
Outdoor
A very nice and comfortable portico is easily reachable from the living room and the kitchen and it is equipped with tables and chairs where guests can enjoy breakfasts and meals during the day. There is also a fixed barbecue.

Swimming Pool
The swimming pool is completely fenced and distances about 30 mt from the house. The entrance inside the pool is through a regular staircase and the swimming pool has a chlorine depuration. The pool has a rectangular shape and measures 4,5 m x 9 m with a variable depth from 1.20 m to 1.40 m. The pool area is equipped with a gazebo which on top are located the solar panels, sun loungers and sun umbrellas.

Terms & Conditions
Included services:
Rental prices include one initial set of bed linen and towels, initial cleaning, gas for cooking and hot water.
Utilities & Extra Charges:
Electricity and heating are not included in the rental price. Based on previous seasons, electricity costs generally ranged from a minimum of €80 to a maximum of €135 per week, depending on usage.
Tourist tax, if applicable, is not included in the rental rate and must be paid on the spot in accordance with local regulations.
Security deposit, waste disposal & final inspection:
Upon departure, an inspection of the property will be carried out to verify that no items are missing and that there is no abnormal wear and tear on the property (e.g. broken windows, damaged furniture, burned linen). Guests are required to dispose of waste correctly, in accordance with the recycling instructions provided upon arrival. Failure to comply may result in a fine of up to €200, which will be deducted from the security deposit. Depending on the outcome of the inspection, the security deposit will be refunded.
For safety reasons, the use of the wood-fired oven and barbecue, where present, must be requested upon arrival and may be subject to restrictions in accordance with local environmental regulations.
