Meriggio Barn is a private villa that tells a story of tradition and renewal. This 260 m² antique straw barn, perfectly restored, is nestled in a charming hamlet on the hillsides east of Lucca. Surrounded by vineyards and olive groves, the property offers a peaceful retreat where the beauty of the Tuscan landscape blends seamlessly with modern comfort. Passing through controlled gates, you enter a hidden corner of Tuscany, where every detail – from the materials to the finishes – has been thoughtfully chosen to offer a unique experience.
The wood beams, terracotta floors, and traditional Tuscan furnishings are harmoniously complemented by touches of antique design, creating a welcoming and refined atmosphere. The salted swimming pool is situated about 30 m from the property in a peaceful position in a lower-level respect the house, measuring 6 x 12 m with a minimum depth of 1.5 m to a maximum of 2.5 m with a fading border. The water is purified with salt. The pool area is equipped with sun loungers, table, chairs, and umbrellas, making it the perfect place to unwind.

Included services:
Rental prices include one initial set of bed linen and towels, initial cleaning, gas for cooking and hot water.
Utilities & Extra Charges:
Electricity and heating are not included in the rental price. Based on previous seasons, electricity costs generally ranged from a minimum of €65 to a maximum of €140 per week, depending on usage.
Tourist tax, if applicable, is not included in the rental rate and must be paid on the spot in accordance with local regulations.
Security deposit, waste disposal & final inspection:
Upon departure, an inspection of the property will be carried out to verify that no items are missing and that there is no abnormal wear and tear on the property (e.g. broken windows, damaged furniture, burned linen). Guests are required to dispose of waste correctly, in accordance with the recycling instructions provided upon arrival. Failure to comply may result in a fine of up to €200, which will be deducted from the security deposit. Depending on the outcome of the inspection, the security deposit will be refunded.
For safety reasons, the use of the wood-fired oven and barbecue, where present, must be requested upon arrival and may be subject to restrictions in accordance with local environmental regulations.

We had a fantastic stay at the wonderful Meriggio Barn. The photos don’t do this gorgeous property justice! The house itself is beautiful, classically decorated and expansive space and very well equipped kitchen. All three bedrooms were a great size and the air conditioning kept us nice and cool . The house is set within beautiful rolling Tuscan hills with great views all around, enabling us to enjoy stunning sunsets every evening. The infinity pool was absolutely fantastic - a lot bigger than we expected and we had lots of fun relaxing and keeping cool in the water. The location is great - 40 mins to Pisa and the same for Florence, so we enjoyed visiting those cities as well as getting the train from Florence to Rome. Elisa and the owner Adolfo were perfect hosts, helping us swiftly with any questions we had or recommendations required (the tip to drive and park at the tram stop was perfect, as well as the recommendations for the best local pizza!). Perfect stay - thanks you!

Our stay at Meriggio Barn was fantastic. We enjoyed every minut in the house and in the beautiful garden and excellent pool. Everyday we enjoyed fresh tomatoes, zucchinis, salat and different fresh herbs from the garden. Our hosts Adolfo, Elisa and Carolina did a superb job in helping with travel tips and great recommendations for visits and sight seeing in the area.

Carolina was an amazing host! Beautiful home and spectacular grounds! The pool was a perfect place to get cooled off from the heat! Owners can every morning to clean the pool and even pick fresh vegetables for us from the garden on the property. The location was great. Close to so many wineries Would definitely stay again.

Adolfo, Carolina, and Elisa were extremely helpful and friendly. They were responsive to any questions we had. The entire place is fantastic, but the pool is amazing to spend all day out. Perfect size and temperature to escape the Tuscan heat while you look out on the countryside. The terrace is a wonderful place for dinner with friends and family. Would recommend having a car, as there are minimal stores or restaurants within walking distance, but isn’t a problem if you plan ahead. Taxis are about €35-40 into Lucca but can take 30-45 min to call. We definitely would come back and stay again if we visit Lucca in the future. Thanks again for making our trip memorable!

We had with our family an amazing time! This is the real Tuscany…the house is nice and cosy, and well-kept, so you have everything you need. The garden amazing with fresh fruit and vegetables and an amazing big pool that was kept daily clean. Adolfo and his wife are ready to help with anything.. We required a special adapter, and Adolfo went immediately to get one for us! The view is beautiful, and the place is very neat. The location is perfect. I would recommend it to anybody who wants to have a real Tuscan experience. 5 stars

Thank you to Carolina and Adolfo for hosting us at this amazing villa. Spotlessly clean and beautifully decorated in the Tuscan style with everything you need for a great holiday especially with Covid when going out is more difficult. We had a lovely time just lazing by the pool and cooking in the well stocked kitchen, using the pomodori and melanzane from the orto. The property is very private and Carolina and Adolfo checked in with us to make sure we had everything we needed. Can’t recommend this villa highly enough. Grazie mille.

Meriggio Barn - Het huis is super voor 2 gezinnen. Ruime eettafel buiten, prima ingerichte keuken. Het zwembad is lekker groot in een zeer grote tuin, daarnaast zijn er voldoende lig/stoelen bij het zwembad. Voorts kun je ook nog eens naast het zwembad onder een pergola lunchen met zijn allen. Als uitvalsbasis naar Lucca (20 min) en Florence (60 min) zeer geschikt dichterbij is bijv. Montecarlo mooi authentiek stadje.

Meriggio Barn - We (2 parents and 4 adult children) had an exceptional holiday at the Meriggio Barn. The house is a wonderful family home, superbly well-equipped and extremely comfortable and spacious. The air conditioning is excellent on hot evenings to cool the bedrooms. Communications with the Della Santa family were extremely courteous and professional - they responded instantly to any minor problem we had and were very efficient at replacing the WiFi router which had developed a fault. We just loved the house - it is full of character - so much more appealing than some anonymous holiday villas we have rented over the years. It sits in a small cluster of houses and yet is very private. This was a relaxing holiday for us, so we tended to spend our time by the pool, with occasional outings towards Lucca (25 mins drive). Each morning we went to an excellent bread shop for breakfast goodies (5min drive) and in the evenings went to the town of Montecarlo (again 5min drive) which offered an amazing selection of restaurants and also to a great spaghetteria in Alto Pascio. The house overlooks lovely Tuscan countryside, but it is very accessible from the Pisa Florence motorway and the supermarket (Esselunga - excellent opening hours) was around 15mins drive. The Meriggio Barn experience was fabulous, and we would love to return some time - we would not hesitate to recommend the property to others - you will not be disappointed.

Meriggio Barn- Fantastic traditional family villa overlooking mountain ranges to the North Fantastic place for families to stay. Quiet but close to cute hill town of Montecarlo and short distance to Lucca. Great pool for kids to play after long days exploring Tuscany with a relaxing back deck to enjoy the fading summer skies. Place very clean and all amenities made available.
