Villa De Fiori is a semi-detached but fully independent villa with a private swimming pool, comfortably accommodating up to 14 guests .
Nestled in the green heart of Tuscany, the villa sits just a few steps from Pistoia — a charming town that has preserved its authenticity and traditions. Thanks to its proximity to the A11 motorway, the villa enjoys excellent accessibility.
Villa De Fiori is a true oasis of tranquillity, surrounded by lush vegetation. At the front of the villa, a beautiful garden shaded by tall trees welcomes guests. The old stone fountain, framed by benches, evokes the charm and grandeur of the past.
The origins of the villa date back to the mid-1600s. Historical records indicate that the property belonged to the Pacchiani family, originally from Livorno, who lived here until the early 1900s. At that time, the surrounding land was extensively cultivated with vineyards, producing a wine that was known for decades as part of the Chianti Putto area.
Research shows that the estate was once significantly larger, extending all the way to the ancient walls of Pistoia.
Local lore tells a curious story: in the early 1900s, the Pacchiani family kept a monkey in the garden — an exotic pet fashionable among wealthy families of that era. The monkey was known for imitating the household staff and was particularly fond of using the fountain to wash the shiny objects it ‘borrowed’ from around the villa.

To delimit the garden of Villa de Fiori there is a gate, the original main entrance to the Villa, where there is a particular bell, which seems to have been identified as the oldest of Pistoia. Past the gate you come to the playground , decorated for our younger guests, and the swimming pool, the point of the greatest interest in the summer.
A shaded gazebo with tables and chairs, is arranged on the lawn adjacent to offer the opportunity for guests to spend entire days in the pool.

The pool is equipped with sun beds and umbrellas. The swimming pool, which distances about 30 metres from the villa, has a chlorine depuration and has a fixed depth of 1.40 metres. The rectangular shape pool, measures about 7 x 11 metres.

Terms & Conditions
Included services:
Rental prices include one initial set of bed linen and towels, initial cleaning, gas for cooking and hot water.
Utilities & Extra Charges:
Electricity and heating are not included in the rental price. Based on previous seasons, electricity costs generally ranged from a minimum of €120 to a maximum of €220 per week, depending on usage.
Tourist tax, if applicable, is not included in the rental rate and must be paid on the spot in accordance with local regulations.
Security deposit, waste disposal & final inspection:
Upon departure, an inspection of the property will be carried out to verify that no items are missing and that there is no abnormal wear and tear on the property (e.g. broken windows, damaged furniture, burned linen). Guests are required to dispose of waste correctly, in accordance with the recycling instructions provided upon arrival. Failure to comply may result in a fine of up to €200, which will be deducted from the security deposit. Depending on the outcome of the inspection, the security deposit will be refunded.
For safety reasons, the use of the wood-fired oven and barbecue, where present, must be requested upon arrival and may be subject to restrictions in accordance with local environmental regulations.

Elisa's villa far exceeded our expectations! Space & comfort: The villa is very spacious and offers plenty of space for large groups, so everyone can feel comfortable. Amenities: We were particularly impressed by the excellently equipped kitchen with a lot of dishes and cutlery – ideal for large groups. Condition & cleanliness: Although the villa is older, everything is in excellent condition, including fly screens on all windows. The place was very clean. Outside area: The large, beautiful garden with covered seating invites you to relax. For children, there is a great playground, and the pool is perfect for refreshing hours. Communication: Communication with Elisa and the team was clear, uncomplicated and very friendly. We can recommend the villa 100% and would love to come back anytime!

We enjoyed a wonderful stay at Villa de Fiori a stunning house with heaps of character and more than enough space for 13 of us. The house was very well equipped for everything (the kitchen especially!) wonderful for cooking large family meals. The bedrooms have the most amazing views and are very comfortable with lovely en-suite bathrooms. The gardens and pool could not be more idyllic, we had never seen such a large pool at a private house!Wonderful rural views all around. Do hire a car as you will not be able to reach anything without, however only a 5/10 min drive takes you to a supermarket and the delights of Pistoia with its historical buildings and great choice of restaurants etc. Go to San Giovani cafe (est 1950’s) in the town centre for your morning coffee and pastries it won’t disappoint!

A beautiful home, with everything needed for a great family holiday. Overall well maintained. Great communication and response to our requests, especially repairing the sun parasols. We found the house extremely clean, the pool was immaculate and well maintained, the gardens stunning. A perfect location to spend two weeks holiday, but also to visit the beautiful towns and city’s etc. lots of great space to relax both inside and out. The bedrooms and bathrooms worked very well for us, our only negative was that the mattresses were very hard and we struggled to sleep. Would recommend mattress toppers added for comfort. We certainly enjoyed every minute and would recommend this house to others. Thank you so much for your communications and allowing us to arrive early. Much appreciated.

My family (11 of us; including 3 generations of family) enjoyed a month at this amazing home. Everything was perfect! So much space, so much history and nature in which to lose oneself, cooking classes at the villa, day trips around Tuscany and beyond, the lovely restaurant across the street - so much space for togetherness, and so much space to give us our own space. I cannot recommend this home enough to do it justice - just go! You will love every moment! The gardens, the pool, the vineyard, the olive grove, the playground, the amazing home!

We were very happy with our stay at Elisa’s place, we had a toddler with us and they loved every minute of it. Pistoia is worth driving into town for dinner, we did so three of the nights, but it’s also very easy to make a meal at the house, we grilled twice and loved it. Our electricity came to about 122€ and we stayed for a week. Would definitely recommend it for large groups!

We had a great week. We were there with the whole family, including three toddlers. The villa is exactly as in the photos. The pool is brilliant. The location is perfect for small trips. Beautiful and recommendable. It is recommended to have good mosquito spray. There are "mosquito plugs" in the house for all rooms. The mattresses are older, but we all slept great. We would come back anytime. Highly recommend the villa. Ps: the additional electricity costs amounted to about Euro 220.- for us.

Spent a week at this beautiful house with my family (including small children). The house has everything you need! It is truly a house out of a movie. The pool and outdoor seating areas are perfect for relaxing and for the kids. The town of Pistoia has so many great restaurants and shops. The house was clean, and the hosts were very friendly. The hosts gave us a House Book that included everything you need to know about the house, including grocery store, restaurant, and pizzeria recommendations. Elisa is very prepared for you to stay at their beautiful house! I couldn't recommend this house and area more!

I would recommend renting a car but not required. Just takes a bit of translation to communicate with the taxi operator. I would highly recommend this house.

A very memorable experience! The villa is exactly as shown in the photos - charming, clean, and well appointed. We didn’t know this before we got to the villa, but the olive grove is private, which made for a lovely spot for evening strolls and for photography! We booked ground transportation, a wine tour, and a private in-house chef during our stay. All the vendors were wonderful. All came on-time, knew the property well, and provided great service. Pistoia is a very cute town with good amenities (pharmacies, small shops, bakeries, and supermarkets). There is an incredible local restaurant, literally a block and a half away from the villa, serving authentic Tuscan meals. Everyone there was Italian. Would highly recommend!
