The rental price includes one initial set of bed linen and towels, initial cleaning, gas for cooking, hot water, electricity and heating.
Utilities & Charges:
All utilities are included in the rental price.
Tourist tax, if applicable, is not included in the rental rate and must be paid on the spot in accordance with local regulations.
Security deposit, waste disposal & final inspection:
Upon departure, a final inspection of the property will be carried out to verify that no items are missing and that no abnormal wear and tear has occurred (e.g. broken windows, damaged furniture, burned linen). Guests are required to dispose of waste correctly in accordance with the recycling instructions provided upon arrival. Failure to comply may result in a fine of up to €200, which will be deducted from the security deposit. The security deposit will be refunded subject to the outcome of the inspection.
For safety reasons, the use of the wood-fired oven and barbecue, where present, must be requested upon arrival and may be subject to restrictions in accordance with local environmental regulations.

We had a wonderful week. The house is beautifully situated and surrounded by olive trees. It is quiet and you can really relax. The pool is a dream and we clean it every day. Check-in with Mario was very nice, he also gave us restaurant recommendations right away. Elisa is also always available if there are any questions. Overall, we had a great stay and would come back.

Genuinely the best air bnb experience we have had. Other experiences have been great but this just raised the bar - the property was beautiful, spotlessly clean, very comfortable, beautifully kept pool and grounds, very easy to find (thanks to the clear instructions), the check in and check out were seamless and the hosts were wonderful - very helpful, friendly and communicative all the way through - they answered any questions and they really helped make our stay even more enjoyable. Many thanks to the whole team, especially Mario who was there for check in and check out and provided a lovely restaurant recommendation!

We had a wonderful week in the house. The house is perfect for 2 couples or a family of 4. Very good kitchen and we made many nice meals during the stay. The house is well-equipped, and it’s clear that the owner has paid attention to details – even small touches like a tablecloth on the outdoor table.
The pool is perfect with the depth of 1,40 and also the size. The garden is beautiful with all the olives trees and it would be even better if it was lighted in the evening. The property and the surroundings is very calm and private but still close to the small village and you can easily walk (1,5km) even though it is upwards on the way back. It was hard to leave and one week was not enough :-)Would you recommend this property to a friend? Yes
Dit huis is een ideale plek om met je gezin te verblijven. De ligging is perfect als uitvalsbasis voor trips in Toscane. In het huis ontbreekt het aan niets, goede keukenuitrusting, airconditioning, goede bedden. De unieke ligging met veel privacy was ook fantastisch. De communicatie en ook het ontvangst was perfect geregeld.

Absolutely fantastic spot. Margherita (and her mother) were absolutely fantastic hosts! The house was spotless and extremely well appointed! A great location, especially if you like outdoor activities. Situated at the foothills of Monte Faeta there are plenty of forest trails for trail running, mountain biking and hiking. Super easy access to Lucca and Florence. Lots of convenience close by. Grocery stores, restaurants. About a 30 - 45mins drive south are the more traditional, rustic rolling hills of Tuscany. Couple of notes. Esp. for US travelers. Yes ticks (Lyme) are common in Europe. I found one on me in the olive groves, be careful + Wi-Fi can be a bit spotty. Don't rely on it for work, but hey! you're holiday!! :-) Such a great stay! Great property! The (salt water) pool was amazing!! Cleaned daily and larger than expected! (Just a note for parents, it's all one depth without a "shallow end", our kids could only stand up on the steps but both our kids are good swimmers).
